"Sometimes the sellers appreciate the third-party professional who comes in and makes objective recommendations, " said Greta Gray, head of Gray & Associates Interior Design in Alexandria.

"I also help Realtors get off the hook as the bad guy who is always making recommendations to sometimes reluctant sellers about improvements they need to make to their house," Gray said.

For the most part, the agents already have discussed major renovations with the sellers, urging new windows, carpets or kitchen appliances perhaps.

It’s the additional cosmetic touches—the placement of furniture and art, the types of window treatments and accessories—that Gray and other stagers emphasize.
